No Green Lake this weekend after all, the home went pending yesterday,
meaning – it most likely found a wonderful new owner after being on the market
for over 40 days. That’s over a month you guys! The common misconception seems
to be that everything, I mean everything sells in less than five days for over
the list price, with a multiple offers and escalation clauses. Well, many do,
but certainly not all. This is where some sellers get a little bit surprised, disappointed
even, as they might be expecting everything I just mentioned. What if it does
not happen? What if your home doesn’t sell in a blink of an eye. What if there
aren’t multiple offers and a price climbing through the roof.
I can hear the next question in the air, what was wrong with
the home? And my answer is – nothing. Nothing was wrong with the home. It is a
good solid home that needs some work as it has been built nearly 100 years ago
and has yet to be brought up to date. In perfectly livable condition too. It
wasn’t located overlooking or underneath I-5, or with neighboring front yards
that would make you turn away instantly. No, nice well maintained front yards
and a quiet street. Awesome schools too. So, why over a month? Two things. The
home did need updating and it also required some vision to be able to see what
it could become. Most people want to be able to move in and just start living.
Most do not want a project, the want convenience with busy lives.
As buyers get anxiety looking at the market, the sellers are
getting a bit spoiled. Looking back a few years over a month on the market was
nothing, and now people look at is as an eternity. It didn’t use to be uncommon
to have a listing agreement for 6 months, or even a year, but we have forgotten
about those times and we live in this boom where supposedly everything sells,
just like that. It’s all about us, realtors, setting the right expectations for
our clients. What is the reality for your home? Will it be sold on Tuesday if
we list it today, or might it take a few weeks to find the right buyer.
It’s Friday morning, and instead of driving to the office
and printing – no, I’m lying, sorry! – having Lindsey or Claire print me
fliers as my technical savviness does not include large copy machines and tabloid sized paper, I will pack my crew into the car and head to the beach in the
afternoon, after doing my usual morning stuff, you know, emails and such. It’s
a perfect day for beach!
