No Stats in December!



As it’s the time of year when life fills with a gazillion other things than real estate stats, I’m not planning on talking about stats. I’ll just say it’s been quite a year once again, and we are not expecting things to change in 2018. But no stats and analyzing them in December, if you’ve been longing for them I do apologize. I'll get back to it next year. 

I did my first listing presentation last week. As it was my first one, it took me quite a few hours to create it. I wasn’t really happy with what the software we have does, so I ended up creating my own using two presentations built by my colleagues as a beginning point. So, there were two moving parts, the first one being the need to create a slide show that would visually meet my needs and secondly all the stuff I wanted to include, like pricing the property and explaining visually how I do that.



Pricing is a vital part of my job, I do it with every sale, several times as I have to check how the home for sale was priced and if I agree with the end result, meaning is the home for sale priced correctly? Is the price low or high or just spot on? What would be my recommendations on the price to make the offer at? It’s is all math, no feelings attached. It has no room for my thoughts, likes or dislikes, it’s just numbers. Pricing is also one of the things we do just to humor ourselves, to keep our brains in the game, just like the lightning rod math my second graders do at school. I love pricing, and yes… NERD!

I have to say my presentation turned out to be perfect, and I could discuss it with my clients in confidence without any hesitation or a feeling that it should have been better. It was perfect. I tested my pricing skills with my Principal Managing Broker asking him to price it for me too, and decades of experience came up with the same exact numbers as I did. Well, that's a good feeling. 




On Sunday I rolled 160 miles into the truck. First touring homes in South King County with my clients and then driving up North to Snohomish. Beautiful homes, ugly homes, cute homes, homes we did not even enter as seeing the street it was in was enough to make the decision we did not want to explore it any further. Every time I drive around, I learn. I learn about the housing market. I learn about homes and most importantly, I learn about my clients. Thank you for sharing your Sunday with me!
