School started on Tuesday, the morning it was raining ash,
and by the time I had managed the mandatory bus stop pictures, driven to school to take a second set of pictures, I was sweating
and had my eyes filled with these grey particles falling out of the sky. When I returned to my car, I needed the windshield wipers as did everyone else. With the bright orange
sun shining through the grey smoke everything looked, and felt a bit felt surreal.
On my way to Redmond I got a call from a listing broker
and had to rush to the office to print and scan documents, and I felt extremely
relieved that I no longer had three kids in the back seat - going; “noooo! But
you promised…” with the news. The first week of school is time for catchup,
time to do things that one has been unable to do for those twelve weeks of
summer, meaning hair appointments, doctors’ appointments, veterinary wellness appointments
and so on. If you have ever done any of these things with your kids, you would
know that it goes way better without your children. I did it for seven years
with a child in tow, and I am incredibly happy that I can do it without them
now.
On top of the general catch up with life, I have met with my clients, whom have equally been able to
stick their offspring through the school doors. I have met with investors that have
returned from their summers, and met with families new to the area. It feels god
to be back to a daily routine, to have time for work instead of juggling it all
together, and for the first time in weeks the office wasn't empty but filled with all the other brokers that had done exactly the same thing that morning, sent their kids off to school.
I have a sale closing tomorrow. Everything is ready, and
done. The loan documents have been sent to escrow earlier this week, and both
seller and buyer have signed. After recording I get to do the fun part, deliver
the keys and my closing slash house warming gift for the buyer. I offer all my
buyer a home warranty through American Home Shield. Yes, they already know it’s
coming but when the sale closes they will get the re-key information as well as
the home owners maintenance book. I make it look pretty with some home owner
essentials, and deliver it with the keys.
But why would one need a home warranty, or should we say a
service contract for your new home? Because according to statistics 62% of
those with a warranty, use it within the first months of home ownership. The
reason behind this is the change in the usage patterns of the appliances,
whether talking about the dishwasher dish washer or something bigger like the
furnace or a water heater. So, one could say that offer peace of mind, not
having to pay several hundred or possibly thousands of dollars right after you
have had to part with an substantial amount of money. Kind of cool, isn’t it? Off
course I hope my buyers end up never needing their warranty, but if nothing
else they get to re-key their home through their contract.
